Who You Work With
Bill is a residential real estate broker and property manager operating in Northeast Ohio. WhiteStone grew from hands-on residential real estate work — walking properties, preparing rentals, working with owners and tenants, coordinating repairs, evaluating investment properties, and handling the day-to-day decisions that come with owning rental real estate.
That means decisions about a property are made by someone who has been inside it, not only from behind a desk.
More about WhiteStone and BillLocal Management
WhiteStone's office is at 4044 Shore Drive in Lorain, inside the county it manages. That proximity is the point: showing a unit on short notice, meeting a vendor at the property, and answering a resident before a small problem turns into an expensive one are all easier when the manager is nearby.
Lorain County rents are not one market. An older two-family near downtown Lorain, a postwar single-family in Elyria, and a newer build on the Avon side price very differently. Every property review starts with rent context for that specific address and unit rather than a county-wide average.
Most of the county's rental stock is older housing, which means condition, mechanicals, and turnover work matter as much as the rent number. Management here is as much about keeping a property serviceable as it is about collecting rent.
Lorain County is one of the three counties in WhiteStone’s property management service area, alongside the other communities we operate in day to day.
Communities
Coverage depends on the property, the location, and whether WhiteStone can service it well. Properties outside these communities may still be considered based on location, property type, and management fit.

Where Owners Start
An empty unit costs money every week. We review the property's rent readiness, give pricing guidance for that specific address and unit type, prepare and syndicate the listing, handle inquiries, coordinate showings through ShowMojo, screen applicants against written standards, and coordinate the lease and move-in. Tenant placement is one month's rent, capped at $1,500.
Request a Free Management ConsultationSelf-managing works until it doesn't — a late-night maintenance call, a resident who stops paying, or a lease renewal that slipped past. WhiteStone takes over rent collection, resident communication, maintenance coordination, and record keeping at $99 per occupied unit per month, and no monthly management fee is charged while a unit is vacant.
Request a Free Management ConsultationIf your current manager is slow to respond, unclear about money, or not documenting property condition, the review looks at where things stand today: current rents versus the market, lease dates, open maintenance, and the condition of the records. We will tell you honestly whether a change is worth making.
Request a Free Management ConsultationWhat WhiteStone Handles
The day-to-day work of owning a rental, handled end to end. Exact scope for your property is confirmed during the management review.
Rent-readiness review, practical pricing guidance for the specific block and unit type, listing preparation and syndication, inquiry handling, and showings coordinated through ShowMojo.
Applications are processed online and measured against written standards applied the same way to every applicant, in line with Fair Housing requirements. No property or applicant is accepted automatically.
Lease preparation and signature coordination, move-in documentation, and a photo-documented move-in inspection saved into the property record.
Residents pay online through AppFolio. Payments are tracked in the same system that produces your statements, with consistent follow-up when rent is late.
Resident requests are routed to WhiteStone's vendors with owner approval thresholds. Repair costs and vendor invoices are separate from the management fee.
Monthly owner statements, organized property records, inspection notes, and year-end owner documents, all available in the AppFolio Owner Portal.
Properties We Manage
Owners who moved and kept the house, inherited properties, and buy-and-hold rentals. One occupied unit is $99 per month.
Two-unit buildings priced and leased unit by unit, with rent set from comparable units rather than whole-building numbers.
Three- and four-unit buildings where turnover timing, staggered lease dates, and shared-system maintenance drive the returns.
Association rules, parking, and shared-area responsibilities are factored into leasing and resident communication.

Management agreement, property and resident records loaded into AppFolio, owner portal access, and the handoff of any existing leases and deposits.
