Buy & Sell
Buy and sell with an operator’s perspective.
WhiteStone provides buyer and seller representation throughout Northeast Ohio. Because we also lease and manage residential rental property, we bring practical experience with property condition, operating considerations, and the decisions that continue long after the closing table.
For Buyers
Representation for homebuyers and investors alike
Whether you are buying a place to live or adding a rental to a portfolio, the work is the same: understand the property, understand the terms, and understand what ownership will ask of you afterward.
Clarify what you need
Talk through property type, location, timing, and the financial parameters you are working within.
Search active listings
Review active MLS listings across Northeast Ohio and narrow to properties worth your time.
Tour properties
Schedule and attend showings, and compare properties against what you actually said you wanted.
Evaluate condition
Look at condition and the practical ownership considerations that follow — systems, repairs, and upkeep.
Prepare and negotiate offers
Put together an offer, discuss terms and contingencies, and negotiate on your behalf.
Coordinate the transaction
Keep inspections, appraisal, financing, title, and closing moving and communicated.
Think through the rental side
If the property is an investment, discuss leasing, management, and operating considerations before you commit.
For Sellers
A listing process that stays practical
Selling a property is a sequence of decisions — preparation, pricing, presentation, and negotiation. WhiteStone works through them with you in order, and keeps you informed at each step.
Deciding whether to keep renting, improve, reposition, or sell?
Because WhiteStone also manages residential rentals, we can talk through the operating side of that decision — condition, turnover, leasing considerations, and what continuing to operate the property would involve. We will not tell you which choice is right; we will help you look at it with better information.
- 01
Review the property and your goals
Start with what you own, its condition, and what you are trying to accomplish and by when.
- 02
Discuss pricing and positioning
Look at how comparable properties are presented and priced, and where yours fits in the market today.
- 03
Identify preparation priorities
Separate the work that matters for marketing the property from the work that can reasonably be left alone.
- 04
Prepare the listing and marketing
Photography, listing content, and MLS presentation assembled so the property is represented accurately.
- 05
Coordinate showings and feedback
Schedule access, gather buyer feedback, and share what we are hearing as it comes in.
- 06
Review and negotiate offers
Walk through price, terms, contingencies, and timing so you can compare offers on more than the number.
- 07
Manage the transaction to closing
Follow inspections, appraisal, title, and closing coordination through to the end.
The Operator Perspective
We stay with properties well past the closing table.
Most brokerage relationships end at closing. Ours often does not — WhiteStone leases, maintains, and manages residential property in the same market. That day-to-day involvement shapes the questions we ask while you are still deciding.
This is practical context, not a forecast. WhiteStone does not predict investment performance or property values.
- Maintenance exposure over time
- Immediate repairs and improvements
- Rental positioning
- Turnover and vacancy
- Resident considerations
- Ongoing management workload
- Future hold-or-sell decisions
How It Works
A straightforward five-step process
- 01
Initial conversation
Tell us about the property or the search, your timing, and what you are trying to accomplish.
- 02
Define the plan
Buyers set criteria and parameters. Sellers set preparation, pricing, and marketing direction.
- 03
Search or prepare
Buyers review listings and tour. Sellers complete practical prep and go to market.
- 04
Negotiate and diligence
Offers, terms, inspections, appraisal, financing, and title coordination — handled in order.
- 05
Close and plan next
Complete the closing and, if it makes sense, talk about leasing, management, or the next property.
Where We Work
Buyer and seller representation across Northeast Ohio
WhiteStone works with buyers and sellers in Lorain, Elyria, Cleveland, North Olmsted, and nearby Northeast Ohio communities.
Brokerage coverage is broader than management coverage.
We can represent buyers and sellers across a wide portion of Northeast Ohio. WhiteStone’s property management service area is more concentrated, so management availability is not automatic everywhere a property can be searched. If management matters to your decision, ask us about the specific address before you go under contract.
Common Questions
Buying and selling questions we hear often
WhiteStone provides real estate brokerage and property management services and handles all transactions consistently with federal, state, and local fair housing laws. Market observations and rental discussions are informational and are not guarantees of price, performance, financing, inspection outcomes, or closing.
Next Step
Buying, selling, or weighing your options?
Tell us about the property, where you are in the process, and what you are trying to accomplish. We will talk through the options and the appropriate next step — even if that step is waiting.
